Try one of the humane live traps (baited with peanut butter); they catch the mouse without killing it.

I'm glad I sold whem I did (Aug. '07); prices near Toronto likely haven't down anywhere as badly as in the US, but my timing of the peak was fairly good.

That is absolutely something that we've observed in our search. It's painful, too, since so many of the sellers are already underwater - I know in our case the selling price is $14k less than what the seller paid two years ago. This is just going to be adding insult to injury.

I think many sellers have not come to terms with how much deflation there's been in real estate prices.
